Today the Montgomery County Planning Board approved the Preliminary Plan and Limited Site Plan Amendments for the Travilah Square Shopping Center. Travilah Square is located at the intersection of Darnestown Road (MD Route 28) and Travilah Road.
The plan is to replace the two free-standing buildings on the property – currently an office building and the drive-through Burger King – with a total of 19,694 sq. ft. in one multi-tenant retail building with no drive-through.
Part of this development will be a 16,300 sq. ft. grocery store.
At the Planning Board meeting today, Lori Shirley, the Planner Coordinator for Area 2, confirmed the plan includes two retail spaces and the larger store will be a Trader Joe’s, “We’ve all heard about that. We’re pretty excited about that too.”
Finmarc Management, Inc., a Bethesda, Maryland-based commercial real estate firm, announced the purchase of the Travilah Square Shopping Center for $22.4 million in July of 2015. The center currently consists of five separate buildings that combine for approximately 61,500 sq. ft. of retail space and commercial office space. The property had been previously approved for a Walgreens, which was never built.
When the property was purchased, David B. Fink, Principal of Finmarc Management put out a statement that said his company was “motivated by the challenge of repositioning and reimagining this property.”
The rest of the 41,802 sq. ft. of existing retail will remain unchanged. However, the site plan includes the removal of previously approved parking spaces located at the west side of the building, relocation and redesign of an approved plaza, and associated circulation and landscaping improvements. The plaza, as shown in the image below, is being planned to have park benches and tables with trees for shade.
According to Finmarc Management, Inc., Travilah Square Shopping Center was completed in 1988 and is located in close proximity to the University of Maryland Shady Grove campus, with almost 5,000 students, as well as being within the Shady Grove Life Sciences Campus which includes 200 companies and more than 45,000 full-time employees. More than 44,000 vehicles pass the site on a daily basis via Darnestown Road and Travilah Road, and more than 110,000 consumers reside within three miles of the property. It is also located less than two miles from Interstate 270, the major north-south commuter road that handles more than 200,000 vehicles each day.
